First-Time Landlord Guide: using software, not an agent
If you already let (or will let) the house yourself, this is how SmartRent.ie fits. We are not a letting agent, we do not hold client money, and we do not file your RTB registration.
1. Create an account and verify your email
You get a verification link. Plans are Essential €29/month (1–3 properties) and Professional €89/month (4–10). 14-day trial, no card. Tenants never pay us.
2. Add the property
Address, rooms, rent. Keep it private or publish an ad. Publishing an ad is not us finding a tenant.
3. Insurance, BER, gas/electrical
Those are contracts and certificates you obtain off this website. You can store the files and expiry dates here.
4. Applications
Read what people send. Credit checks, if you want them, stay off-platform. You accept or refuse.
5. Agreement and RTB
Draft templates are drafts. Have a solicitor review them if you need one. Register the tenancy on rtb.ie in your own name.
6. Rent
Give tenants your IBAN and a reference. They pay your bank. You mark received.
7. Repairs
They send photos. You assign a tradesperson you choose, or note that you fixed it.
